FULL HOME INSPECTIONS
A non-invasive, visual examination of the accessible areas of a residential property which is designed to identify defects within specific systems and components that are both observed and deemed material by the inspector. The scope of work for such inspection may be modified by the client and inspector prior to the inspection process to exclude certain items normally inspected and/or to expand the inspection to include items not normally inspected. Also called a home inspection and a standard home inspection.

4-POINT INSPECTIONS

Age, condition and materials used for Electrical, Heating, Plumbing and Roof

Electrical: Service amperage and type of branch wiring; Exposed or unsafe wiring practices

Roof: For all roof surfaces - Material, age and remaining life expected

Plumbing: Types of supoly and drainage pipes, Age and location of water heater.

Heating: Age and type of PERMANANT heat source.
WIND MITIGATION INSPECTIONS
Features that are eligible for discounts on Home Owners Insurance

Roof Covering: Generally for roofs installed on or after 3/1/2002 with proper permits or documentation

Roof Deck Attachments: Plywood roof deck attached to the rafters with 8d nails or dimensional lumber (real wood planks) attached with 2 nails per board

Roof to Wall Attachments: Metal connectors from the wall to the rafters - must have a minimum of three nails.

Roof Geometry: Hip roof (shaped like a pryamid) with no other shapes more than 10% of roof perimeter

Secondary Water Resistance (SWR); Self adhereing underlayment applied directly to the roof deck (Code calls for felt paper)

Opening protections: All doors and windows must be protected with rated materials for this discount
